BOARD MEETING---April 12, 2003


Minutes of the Pinnacle Mountain P.O.A. Board


Secretary's Report
The minutes of the board meeting on January 18, 2003 were approved as written. All property owners
were sent the quarterly newsletter and the last board minutes by postal mail or email.

Budget Review
As of the end of the 3rd quarter, we were still under budget. We expect to spend approximately
$9,000 during the next quarter for normal road maintenance and previously budgeted items. Also, we
have budgeted $5,000 to be used from our reserve fund to repair the additional road damage caused
by the excessive rains.


Road Committee
A road committee has been established with Ronnie Styles as Chairperson and Bobby Graham,
James Hardin, Dave McCaughn, and Ron Maddox as members. The board has approved the
committee's charter. The committee will start to develop road standards that will include such items as
minimum road widths, gravel depth, horizontal slope or slant, water runoff, road hazards (rocks,
vegetation, obstructed views, and tree limbs) and portable emergency road signs. Also, they will review
and prioritize road improvement projects. Ronnie Styles will be contacting Dave Robinson regarding a solution for
the two sections of Pinnacle Parkway that have had serious roadway erosion caused by the heavy rains. This has a
high priority for repair. Ronnie Styles will set up a meeting with the APAC asphalting representative to get valid cost
and feasibility information regarding the black topping of the switchbacks. During the last quarter, we
spent $1,265 for gravel on switchbacks 3 & 4, and we will spend another $1,700 for switchbacks 1 &
2. The Road Committee would like to have a volunteer workday on the 21st of June to include such
items as clearing roadsides, weed, brush control, and etc. Details for this project will be sent to all
members via the next newsletter. Ronnie Styles will be the coordinator for the workday.


Architectural Committee
The Architectural Committee has developed a checklist for all property owners and new homebuilders.
This information can be accessed on the Architectural page in our web site. Currently, there are two
new plans being reviewed.


Security
Riley has obtained an initial quote of $1950 for upgrading the "yellow" security gate. Discussions with
Dave Robinson - the owner of the gate -- indicated that he might be able to provide a better and less
expensive solution. Items discussed included a remote opener, safety features, lighted key pad, battery
backup, and the assignment of security codes. We hope to have a solution in time for the general
meeting.


Rules Enforcement
A Rules Enforcement Policy and Penalty Regulation were approved by the board. Our corporate
attorney has reviewed these documents to insure they met all legal requirements. The new enforcement
policy and penalty regulation can be viewed on our web site, and they will be available at our next
general meeting. Also, they can be obtained by requesting a copy.


Other Items
$500 was approved as our contribution to the lower association's Beautification Project. Also, we have
obtained the services of the lower association's "carpenter" to build mailboxes near the Pinnacle Mountain
entrance for our association members that require mail delivery on the mountain.


Web Page
Cindy Maddox is now our web site administrator. Robert Frick has successfully maintained our web
site for almost two years and we are very thankful for his efforts and exchange of information. Cindy
has registered our web site, and we now have our own internet domain. The new web site address is
pinnaclemnt.com, and it can also be found using the more common search engines.


General Meeting
The general property owner's association meeting will be held on July 12th at the Gilkey Community
House starting at 11:a.m. Again, a lunch will follow the general meeting. The board will provide the
meats, bread and soft drinks. Each lot owner planning to attend is asked to bring a covered dish and/
or dessert. Last year we had over 70 people attend, and we had a great time. A board meeting will be
held after the general meeting. The notice and agenda for the meeting along with the request for the
payment of association dues will be mailed the first week of June.


Next Meeting
A budget review meeting will be held at Ronnie Styles house on June 21st at 3:00pm following the
volunteer workday.
