Road Committee Report
The parabolic mirror has been installed near
Dave McCaughn's well house at the bottom
of the concrete strip. The mirror provides
visibility for drivers going either direction
and has far exceeded expectations.
The committee is actively studying the concrete
strip project as outlined in the motion at
the general assembly. The current solution
involves creating a 24-foot wide road in
the area (12 feet pavement and 12 feet gravel)
that will allow for construction vehicles
as well as normal traffic. A number of issues
have been identified for which professional
opinions may be needed which include:
a) legal opinions concerning the rights of
the association and the ability to pass on
the costs.
b) Surveys to determine if the current road
expansion will fit in the allocated easement
area.
c) Engineer to determine the base need for
the current soil composition
d) Attorney's opinion to determine if any
wells or water lines will be affected by
the expansion.
e) Consideration of "rolled curbs"
to control the increased run-off velocity.
The board had a lengthy discussion on the
subject and a number of points were presented.
This could become a very complicated project.
There is a need to keep this as simple as
possible and still arrive at an accurate
cost estimate. All cost estimates need to
provide for the new construction as well
as the impact on future road maintenance.
There is no money allocated in the current
budget to pay for legal or professional opinions
that will be part of the final cost.
Any solution to this problem could result
in a substantial increase in dues or a one-time
assessment. This is seen as a problem since
we have 12 lots that are not current with
their due payments.
The board is also concerned that we generally
get only 20 to 25 lot owners to show up at
the general meeting. We really need everyone
to be actively involved so that we are getting
a true representation of the owner's opinions
on this issue. Any of the board members can

addresses listed in the minutes from the
last general association meeting. Any opinions,
ideas or contacts you may have that could
help with this problem would be greatly appreciated.

The board authorized the sending of registered
letters to the following lot owners who are
behind in the payment of their dues.
