Secretary's Report
The minutes for the board meeting held
on
July 17, were approved as written.
A newsletter
was not published last quarter. Bobby
Graham
will get the president's comments to
Kathy
Johnson. She will forward the newsletter
to post on the website. This is the
information
the secretary will use for mailings.
The
next mailing will contain the newsletter,
board meeting minutes and the association
meeting minutes.

We have five property owners who either
have
not paid the road assessment for last
year
or the dues for this year. We will
draft
certified letters to be sent to these
people,
insuring that they are informed that
special
assessments have the same legal requirements
as the association dues.
Road Committee
The budget for the current fiscal year
included;
Maintenance 17,512
Concrete Barriers 2,000
Erosion above the concrete strip 3,500
Rip Rap 525
The $3,500 quote for the concrete strip
is
two years old, so a new quote is needed
before
we proceed with this project. We did
not
have to spend the $3,000 for the dry
hydrant
since another developer put this in.
The
hydrant has been approved by the fire
department
and is available for a fire department
call
on any of our properties. We need to
make
sure that the access road from the
hydrant
to our properties is capable of being
used
by the fire department and if any financial
help would be needed to bring this
up to
standards.
The road committee has also discussed
the
need for an impact fee for new homebuilders
($1,000). This would ensure that the
roads
could be repaired after use by construction
vehicles and also allow for the delivering
of additional gravel to fix the portion
of
the road directly adjacent to the new
home
builder's property. This is only in
the discussion
stage.
Cindy rode along with members of Pinnacle
South to evaluate their roads. It appears
they have documented their findings
and created
a proposed budget, which they would
like
to review with our board. This is a
very
positive step. Bobbie Graham will contact
them so that we can have more detailed
discussions
with Pinnacle South.
As food for thought, it was proposed
that
we have a "Clean Sweep" day.
It
would be a volunteer day to clean up
any
trash along the roadways, probably
in January
sometime. We need to get something
in the
Newsletter to determine the amount
of interest.
Architectural Committee
The following changes were made to
the Architectural
Guidelines:
-The tree removal section was removed.
We
will conform to the by-laws, which
prohibit
clear cutting.
-Cinder block will be allowed for bottom
or basement level.
-Metal gates should be either black
or brown
or approved by the Architecture Committee.
-The paragraph relating to satellite
dishes
in the attic will remain, since this
is only
a recommendation.

on January
21, 2006, at James Hardin's house.
