Architectural Check List/ Review

 

NO CONSTRUCTION OR SITE CLEARING UNTIL YOU HAVE WRITTEN APPROVAL FROM THE ARCHITECTURAL COMMITTEE. THIS ALSO INCLUDES DRIVEWAY CONSTRUCTION

 

There shall be submitted to the Committee two (2) complete sets of plans (one for the committee to keep on file and the other will be return to the owner) of any and all improvements, the erection or alteration of which is desired, and no structures or improvements of any kind shall be erected, altered or placed upon any lot unless and until the final plans, elevations and specifications therefore have received such written approval as herein provided.

 

Review PMPOA rules, regulations and restrictions with your contractor or contractors prior to construction or site clearing

 

Explained the Burning Regulation Policy to the contractor.

 

Any modification made to the square footage or appearance after approval of plans by the PMPOA Architectural Committee should be resubmitted for approval.

Your proposed plans and specifications package for review should include the following:

 

House or Existing home addition plans

a.)     Construction schedule indicating completion of house or existing home addition to dry in stage within one year of construction start

b.)    Blueprint or 8X10 floor plan (showing any revisions made)

c.)     The over all look of the house or added addition when it is completed.

d.)    Color for Exterior and outside finish

e.)     Heated square feet of the house (Not less then 1000sq ft.)

f.)      Type of material that will be used for construction on the outside

 

2.)    Site Plans-

a.)     Submitted after septic tank location approval from the local code authority indicating

b.)    Such plans shall include plot plans showing the location on the lot of the building, wall, fence or other structure to be constructed or altered. With dimensions from adjoining property lines and right-of ways.

c.)     Driveway culvert placement- if required

 

Complying with Convenants and Restrictions

 

HOUSE PLANS:

2.)      Compatible with the designs of surrounding area and homes.

 

3.)      Does not exceed two and one-half stories in height exclusive of basements and attics

 

4.)      Not less than 1,000 square feet of heated floor space, exclusive of porches and garages

 

5.)      Outside finishes are with in the Architectural guidelines-- Log, wood siding and stone

 

6.)      Exterior colors are natural colors and blend in with the natural setting or other surrounding houses

 

SITE PLANS:

1.)      No timber cutting is permitted except for the clearing of your home site or driveways. Unless the area cleared for your house is seeded, or planted and maintained in such a manner in keeping with the standards of the subdivision.

 

2.)      Clear cutting is not permitted.

 

3.)      Each lot shall have the following set backs, which limit the extent of the portion of such lot upon which any improvement can not be constructed without the express approval of the Architectural Committee. The following dimensions shall govern for front, side and rear setbacks of all lots:

 

(a)    Thirty (30) feet from centerline of the fronting on the road

(b)   Twenty (20) feet from any front, rear or side lot line

(c)    This means that your house will have to be placed on your lot (50) fifty feet from centerline of the road.

(d)    Fifteen (15) feet to any interior tract line.

 

DRIVEWAY CULVERTS

a.)    Minimum of 16 inches in diameter

b.)    Extend 3 feet on either side of the driveway.

c.)    Made of galvanized steel construction.

d.)    A headwall constructed of natural materials at either end
